The transformation of a former factory in Berlin-Köpenick resulted in the creation of 27 modern lofts within historic brick walls. The classical industrial design of the historic building fabric has nevertheless retained its character.

 

Living in former factory buildings

 

The former factory premises of the Glanzfilm factory Kodak AG on a prime site at the water’s edge in the south-east of Berlin have acquired new urban qualities. The goal of revitalization was to preserve the charm of the listed industrial architecture from the last century and convert it for residential purposes. With the directly adjoining Müggelsee and Spree, Köpenick – one of the larger Berlin districts – offers plentiful opportunities for sport and recreation. In this location, the ensemble of red brick buildings lent itself to conversion to a residential complex with state-of-the-art technology, featuring generously-sized lofts, without compromising its authentic character.

 

Following subdivision into individual plots, each of the buildings now stands on its own parcel with a separate entrance. House 14, for instance, was conceived as two-storey magazine with basement and ramps on the long sides, originally for the delivery of material. A visually separate area with its own stairwell once served as an administrative wing; the adjoining single-storey building was for the storage of films. With the renovation of the original brick façades, while preserving the historic subdivision of the new windows, the classical industrial design of the historic building fabric has retained its character. Additional projecting balconies of steel and glass, together with terraces ensure that the accommodation meet today’s requirements. In order to also retain the character of the former warehouse building on the inside, the 27 upmarket apartments have floor plans featuring open kitchen and living areas. These lofts are accessed from a central, bright atrium with a staircase and lift. The existing basement has been converted into a parking garage.
