The modernization and attractive conversion of the spacious mansard roof adds residential quality to a solid apartment building from the 1930s in Berlin Spandau. With the contemporary renovation, the building in Straßburger Straße – within walking distance of the Havel – makes a leap into the future.

Modernization of an apartment building

The multi-family house is centrally located in Berlin-Spandau. Until it was purchased by Anton Schmittlein Construction GmbH in 2017, the multi-family house had been kept in the real estate portfolio of the original owner and his heirs. The 44 dwelling units are to be completely modernized and the hitherto unused attic converted to ten generously-sized dwelling units. In the planning concept particular importance was placed on improvements in energy-efficiency and the installation of state-of-the-art appliances. The distinctive architecture and special character of this apartment building were to be enhanced by the construction of additional balconies and an attic conversion.

The careful restoration of the existing structure with attic conversion achieves a perfect link between the historic building fabric and contemporary architecture. Modern materials complement clear, traditional structures, and the well-proportioned layouts create a special living atmosphere. The building ensemble was constructed in a traditional style. All outside walls and load-bearing internal walls were erected in solid brickwork. The sturdy construction includes basement ceilings of reinforced brick panels and the classical timber beam structure of the ceilings on the upper floors. The new energy-efficient roof consists of hipped and saddleback timber constructions. The careful renovation of the façade and attic conversion includes efficient roof and façade insulation in accordance with the current energy saving regulations. With these measures, the existing building and top floor is to be brought up to a high energetic level in two construction phases, so that funding can be secured from the Kreditanstalt für Wiederaufbau (KfW).
