In a prime location in the middle of Kreuzberg, not far from Bergmannkiez, Viktoria Park and Tempelhofer Feld, on an elevation that is atypical for Berlin, a classicist villa with tower-like belvedere awaits revitalization. Gnädinger Architekten has been commissioned by a private client to refurbish the historic structure and insert a modern construction into the enchanted park. A striking ensemble for contemporary urban uses is being created in a terraced garden landscape.

A prestigious property from the Wilhelminian era in a prominent location is to be renovated and extended in close consultation with the conservation authorities. One goal is to preserve the listed building. The planning brief embraces the careful revitalization of the historic structure. It will enable a contemporary use with generous living and working spaces. In addition, the large, inner-city property with terraced garden offers space for an exclusive new building with four additional residential floors.
 
As a boundary wall construction on different levels, the new residential structure follows the profile of the upward-sloping garden. Its height and cubature are oriented to the dimensions of the historic building. Like a prime cut, the new building blends into the stepped former park area. The layouts of the different floors are partly offset. With two garden levels, the ground floor and attic separate from the annex, the structure is exactly tailored to the topography of the site with its terraced areas. Depending on their relative positions, the four separate residential floors have balconies or terraces according to the different terrains.
 
The exceptionally steep hillside situation was already taken into account during the original construction of the historic villa. With its approximately square floor plan, the old building consists of two floors fronting onto Methfesselstraße, and four floors fronting onto lower-level Wilhelmshöhe. The spacious living units of the villa – the two full storeys have seven rooms each – are being extensively renovated in accordance with historic preservation standards and conditions; historic structure, façades, lattice windows, doors will be largely preserved or executed as true as possible to the original. Completely new bathrooms and kitchens ensure contemporary living comfort. Internal access is provided by a lift. The existing building has a flat top hipped roof, where an additional working floor has been created in the course of an extensive upgrade of the historic structure. The latter is illuminated from above by way of a glass pyramid over an internal atrium. The number of roof windows has been kept to a minimum, as specified by historic preservation ordinance.

 

Haus Lindenberg is the last remaining structure of a former Berlin villa colony that has been preserved in its original condition. It extends upwards up from Wilhelmshöhe and is surrounded by stepped gardens. The large centrally located plot with its terraced hillside situation, the old villa, a ruin and old garage facilities offers considerable potential for urban redevelopment. The existing structure is being refurbished according to an intelligent concept, and the dilapidated property redeveloped in such a way as to ensure that the originally intended generosity of the former villa colony is not lost. In the new ensemble, Haus Lindenberg and its historic gardens, together with the new extension and landscaped terraces, will once again make an impressive statement in the cityscape.
 
The high elevation enables eight underground parking spaces to be constructed beneath the building, as well as and a network of pathways. With alternating, floor-to-ceiling openings and a clearly structured façade, the new townhouse extension exhibits independent elegance without diminishing the overall effect of the historic villa.
